SWIP's 31-strong team of investment professionals has an average of over 18 years' industry experience, and a diverse range of expertise and backgrounds including surveying and property management.
The SWIP Property Trust aims to give investors a strong total return through direct property investment. The Trust may also invest, at the manager's discretion, in other asset classes including transferable securities and derivatives for efficient portfolio management.
Experienced team - the Trust is managed by Gerry Ferguson and Kerri Hunter. Gerry has managed the Trust since its launch in 2004. He is involved in setting and implementing fund strategy and is also a member of the property investment committee. He has been with SWIP since September 2000 and has over 35 years of experience in the industry. Kerri is an investment manager and deputy manager of the SWIP Property Trust, responsible for setting and implementing fund strategy, undertaking investment acquisitions/disposals and driving the performance of the portfolio through active asset management.
Liquidity - changes made to the Trust in 2010 have allowed the manager to add a wider choice of asset types to increase liquidity for clients. Property related equities and bonds have been added to the Trust along with derivatives introducing a greater level of liquidity while offering the potential for returns in excess of cash.
A rigorous investment process - our fund managers carry out detailed, bottom-up analysis of individual assets against a background of wider global economic research. This provides an in-depth understanding and makes sure our funds hold assets that offer the prospect of long-term outperformance.
Attractive income - property tends to offer relative attractive yields which could provide an excellent opportunity for income investors. We forecast property returns well ahead of bonds over three and five years. Equities are expected to perform more in line with the property market outperforming property over three years but underperforming over the five-year period.
